Paddocks Press – September 09
1 October 2009

Paddocks Press is a monthly free digital newsletter published to educate and update the sectional title community. The current issue (Volume 4, Issue 9) has a number of articles of interest, including:

Apartment ownership in the Netherlands - Graham Paddock looks at the steps the Dutch government took when a few years ago it became concerned that a substantial number of VvE's (body corporates) were not making adequate provision for major maintenance and repair costs. As a result, the government imposed an obligation from 1 May 2008 on all schemes to establish sufficient maintenance funds for all major deferred maintenance and repair costs..

Exclusive Use Tutorial and Quizz - An interactive component to this edition of Paddocks Press, the exclusive use tutorial will test your knowledge of two different types of exclusive use areas. Being Section 27 - Registered Exclusive Use Rights and Section 27A - Rule Based Exclusive Use Rights. Answers are provided at the end of this tutorial.

Making alterations to sections - Jennifer Paddock looks at the requirements set out in section 24 of the Sectional Titles Act 95 of 1986 ("the Act") which deals with extensions of sections. It is of interest to note that extending the floor area without extending the boundaries of a section (such as putting in a loft) is also an extension.

Roof maintenance: Keeping a lid on it - Rob Paddock (Rob the Builder) looks at the different types roofs, why they need to be maintained, and how they must be maintained.

  • Trustees voting deadlock.
  • Too many trustees.
  • First AGM.
